Perfect for those wishing to get away and relax with some great walks and scenery in the area and attractions to entertain both young and old all year round. Located for a peaceful getaway and central to Exeter Exmouth and Sidmouth you can enjoy either a variety of beaches and coves along with south coast or explore the many attractions and must see attractions including historic Exeter Escot Park Bicton Park Crealy Adventure Park Quad World Westpoint. There are also a wealth of National Trust properties and gardens in the area. Dartmoor and Exmoor National Parks are within a short driving distance and boast miles of natural beauty rugged grandeur high moorlands and sheltered valleys. Leisure facilities: 7 well-stocked fishing lakes providing superb carp and tench fishing for all anglers for all ages (by arrangement with the owner and please note that tuition and equipment are not provided). The ponds are located on a gentle sloping valley surrounded by farmland and the beautiful Devon countryside. The accommodation offers TWO bedrooms: steep open-tread stairs leading to the first floor which is within the apex roof with restricted headroom. 1 twin and 1 double with TV and en-suite bathroom with shower attachment and WC. Shower room: wet room on the ground floor with WC. Lounge: with woodburner (logs included) TV/DVD. Kitchen/diner: with electric oven and hob dishwasher fridge freezer and microwave. Use of owners washing machine and tumble drier in adjoining utility room. Outside: large garden area with patio lawn BBQ. Amenities: parking for 2 cars directly outside the property. Bed linen towels electric central heating and wi-fi included. Regret no smoking or pets within the property. Additional info: please note that that the stairs to the first floor are very steep and that this floor includes a number of low beams with one directly at the top of the stairs. Exmouth is the gateway to the Jurassic coast. The Exe estuary nature reserve is a 10 minute walk away and is a haven for bird watchers throughout the year you can also use the newly created cycle trail stretching to Exeter and beyond. There are many cliff-top walks which offer stunning views of the bay and plenty of sand dunes rock pools and many seaside attractions which will keep everyone entertained for hours. You will be within a short drive to Crealy Adventure Park The Donkey Sanctuary Roman Quarry Caves at Beer and Seaton Electric Tramway. The historic regional centre of Exeter is a short drive and offers cinemas shops pubs restaurants and theatre. There is a regular bus service to Exeter a few yards from the property. Other facilities close by include the championship golf course at the Woodbury Park Hotel Golf and Country Club riding fishing and more. The accommodation offers ONE bedroom: upstairs twin with en-suite shower room accessed via steep stairs. Lounge/kitchen/diner: an open-plan area situated downstairs with dining table and lounge area with flatscreen Freeview TV/DVD. Kitchen area with electric cooker microwave fridge and washing machine.
