A uniquely positioned property on the Norfolk Broads, it has its own moorings and quayheading. Fishing is possible (seasonal) from the garden which has a large lawned area that is ideal for summer barbecues.
A free motor-day launch is provided (seats 5 people) - great fun for having picnics down-river or shopping trips to bustling Wroxham, which boasts the largest village store in the world.
The first floor balcony provides a sun-trap for relaxing and watching the wildlife and boats going by. This deceptively spacious accommodation has been furnished using antique-style pine furniture, and is wheelchair friendly with ramps and extra wide doors throughout the ground floor. A separate ground floor annexe provides additional comfortable and flexible sleeping accommodation for family holidays, and is also suitable for wheelchair users.
A leisure centre, with an indoor swimming-pool, is just 100 yards away. Cycle and dinghy hire is available locally, and riding and golf are catered for within 15 miles. Several nature trails are within easy reach for the bird-watching enthusiast.
Blickling and Felbrigg Halls (NT) are within easy reach for day trips; and the North Norfolk steam railway is 35 minutes away. The medieval city of Norwich, with its historic buildings and varied shops, is 11 miles. Great Yarmouth (17 miles) offers sandy beaches, amusement arcades and a fun-fair, all great for a family day out. BeWILDerwood - A Curious Treehouse Adventure, lies just 1 mile distant and is a forest of wild family fun and outdoor adventure. The pretty Broadland village of Horning has shops, pubs, a restaurant and a post office.

Mildenhall, 4 miles distant, has a sports centre, swimming-pool, shops, inns and restaurants. Bury St Edmunds, one of the most unspoilt towns in the country with its famous abbey ruins, offers many town amenities, excellent restaurants and cafes, lively open air market on Saturdays and Wednesdays as well as outstanding examples of Georgian architecture. First class horse racing can be found at Newmarket (12 miles), the scene of the first recorded horse race in 1619, and home to the National Horse Racing Museum. The delightful town of Diss is but a short drive away with a popular market every Friday, Water Gardens and Aquarium Centre. North Norfolk coast is within an hour’s drive. Fishing and golf 8 miles.
