Accommodation overview: Taking its name from the delightful outlook across an open meadow and to the fells beyond, Meadow Cottage in Staveley is an ideal base for those who prefer to be on the fringes of the busier resorts, yet only minutes away by car. The village has a host of excellent pubs and interesting outlets from cycle shops to woodturning and is at the foot of the Kentmere Valley which is rich in wildlife. Kingfishers can be seen above the weir at the edge of the village in pursuit of salmon leaping on their journey up river and head of the valley has been a nesting area of the golden eagle in past years. Accommodation overview: With glorious views of the Coniston Hills and local fell ranges, Hayrake is in an ideal location, on the fringes of the village with all amenities close to hand. Built of Lakeland stone, the cottage is very characterful, with cosy rooms, exposed beams and that all important open fire, Hayrake is also home to other features that youd expect from such an old property, including the odd squeaky floorboard and uneven floor! Emphasis is more on creating a homely atmosphere than frills and fanciness, however Hayrake is very comfortable and offers everything for the holidaymaker. On three floors, the views get better the higher you go so you may have to toss a coin to decide who will have the top room.

Accommodation overview: A mere mile from the newly developed and renowned Grizedale Forest Visitors Centre, Satterthwaite is an ideal location for those energetic guests who enjoying walking, cycling and generally the great outdoors. Go out of the front door and take 10 paces and your on one of Grizedales major cycling/walking routes, with the benefit of being able to pop into the new cafe at the Visitors Centre which serves fantastic food, beer, wine and soft drinks for the kids. You can experience Go Ape and for the little ones, there is a fantastic activity area with climbing frames etc. The village is small, yet friendly and you are sure to get a warm welcome at the local watering hole, which is particularly cosy in the winter with its big open fire. Within 4/5 miles you have the nearby villages of Hawkshead (perhaps visit via a great walk through the forest) and Coniston which are also fine examples of Lakeland villages, both with a good deal of attractions for all the family, from Beatrix Potters home to the Ruskin Museum . Winnowing Barn, a former bank barn, sits at the edge of the village, in a small quiet courtyard, and is arranged over three floors. The new owners have refurbished the property to a high standard and have ensured that modern fittings (including the addition of wireless broadband) combine well with the traditional features creating a warm, homely feel throughout. Fine views can be enjoyed from the lounge and front bedrooms, and the enclosed rear patio is sure to be put to good use on many occasions.

Accommodation overview: This former Cumbrian farmhouse enjoys a spectacular remote location, high up on Bampton Common among the Lake Districts eastern fells and close to Ullswater and Haweswater. Carhullan was completely modernised in 2008 by the owners, who retained the character of the property and complemented it with furnishings and equipment of the highest quality. The location of Carhullan, two miles from the village of Bampton and eight miles from Penrith is a perfect peaceful retreat, yet only 15 minutes from the M6. It is accessed along a no through road where it is situated at the very end, approximately two miles. There are walks from the doorstep, over High Street to Ullswater and across Bampton Common to Haweswater. Bampton has a village tea room with shop and the Mardale Inn serves good food and real ale.
